Who the Santiam suits

The Santiam suits a household that entertains at scale and wants formal and informal living kept apart. At 4,600 square feet there is room for both: a dining room that seats a holiday table, and a family room nobody has to tidy first. The two-story foyer sets the tone at the door. The primary suite spans the entire upper wing, which gives parents genuine separation from the rest of the bedrooms. Four bedrooms and three and a half baths handles a full house of guests without anyone sharing a bathroom.

How clients customize it

Clients often turn part of the upper wing into a private sitting room or a second closet, and the butler's pantry frequently grows into a working scullery. Adding a main-floor guest suite is common for clients hosting parents. The plan can take a third garage bay or a porte cochere on the right site. Millwork, stair detail and stone selection carry most of the finish decisions here.

Siting and lot notes

A large footprint that wants acreage and a long approach. The two-story foyer and the formal wing read best from a drive that gives the elevation some distance. The plan prefers a gentle grade. Orient the upper primary wing away from the road so the quiet side of the house faces the quiet side of the site.
