Who the Columbia suits

The Columbia suits a household of four or five that wants the bedrooms upstairs and the living downstairs. Four bedrooms and three baths inside 2,200 square feet means nothing is oversized, and that is the point: the square footage goes into the rooms people actually occupy. The open main floor holds the kitchen island, the dining table and a fireplace seating area in one sweep, so whoever is cooking is never cut off from the room. Families with young children and clients who host often land here. It is the plan we build most.

How clients customize it

Clients often push the main floor further back for a larger dining area or a covered patio off the living room. Turning a main-floor room into an office or a guest bedroom is common, and so is enlarging the primary suite by borrowing from the bedroom beside it. The plan can carry a third garage bay or a shop where the lot allows. Finish level moves the feel of this house more than the footprint does.

Siting and lot notes

A moderate footprint that sits comfortably on a subdivision lot or a small acreage parcel. Two stories keep ground coverage down, which helps on tighter sites and on gentle slopes. Point the open main floor at the best light and the longest view, since the kitchen, dining and living areas all share one exposure.
