Should I remodel, renovate, or rebuild?

The honest answer depends on what's wrong with the current home. A remodel makes sense when the structure is sound and the architecture is mostly right but specific spaces need updating. A whole-home renovation makes sense when the layout itself isn't working but the foundation, structure, and shell are. A rebuild makes sense when the home is fighting you at every level — bad lot fit, broken plan, dated systems, deferred maintenance — and the math says a fresh design will deliver more value for the same investment. We walk through this honestly with every prospective remodel client before any contract.

How much does a kitchen remodel cost in Oregon?

Mid-range kitchen remodels in our market typically run $80,000 to $180,000. High-end custom kitchens with premium cabinetry, quartzite or natural stone, integrated appliances, and structural modifications run $200,000 to $400,000+. The biggest cost drivers are cabinetry quality, appliance package, and whether the project requires plumbing or electrical relocation. How long does a bathroom remodel take?

A standard guest bathroom remodel typically runs three to six weeks of active construction once permits are secured. A primary bathroom or spa-style remodel with structural changes, custom tile work, and luxury fixtures often runs six to ten weeks. We coordinate every trade — demolition, plumbing, electrical, tile, glass, paint — under one schedule so you're not chasing six different subcontractors yourself.

What is whole-home remodeling and when does it make sense?

Whole-home remodeling reimagines the entire interior of an existing home — typically opening up the floor plan, updating systems, replacing finishes, and reworking key rooms (kitchen, primary suite, baths) in a single coordinated project. It makes sense when you love the lot and the structure but the home's interior no longer fits how you live. It usually does not make sense when foundation, framing, or systems are compromised — at that point a rebuild is often more economical and produces a better result.

Do I need to move out during a remodel?

It depends on the scope. Single-room remodels (a kitchen, a primary bath) often allow you to stay in the home with daily disruption you can manage. Whole-home remodels almost always require relocation for the duration of construction — partly for safety, partly because the work simply cannot proceed at pace with occupants present. We are direct with clients about this at the start so housing arrangements and schedule expectations are realistic.

Can you preserve the architectural character of an older Oregon home?

Absolutely — and we love this kind of work. Many of our clients own midcentury, craftsman, or farmhouse-era homes whose character is the reason they bought the property. Yes. We handle permitting for every project — residential remodels included. The specific permit set depends on scope: kitchen and bath remodels typically need plumbing, electrical, and mechanical permits plus a building permit for any structural change. Whole-home remodels add structural and energy code compliance documentation. We don't ask clients to navigate the permitting process themselves.

What is your warranty on remodeling work?

Our standard one-year workmanship warranty applies to all remodeling work, with longer warranties on specific systems (typically two years on plumbing and electrical roughed in by us, manufacturer warranties on equipment and finishes). We document warranty terms transparently in every contract. More importantly, we stay reachable after the project closes — when something needs attention, we own it.
