Building your dream home shouldn’t feel overwhelming especially when it comes to the financing. Here’s how we guide you through every step with trusted lending partners and a transparent process.
Financing a Custom Home Can Be Intimidating
If you’re ready to build a custom home but aren’t sure how to afford both the land and the build, you’re not alone. Most of our homeowners start exactly where you are, full of vision but needing guidance on how to fund it.
That’s why we’re here. At Creekside Homes, we make the process of securing a construction-to- permanent loan simple and straightforward. This special kind of loan allows you to finance both the land and the build in one package, which then converts into your mortgage after the home is finished.
“One of the great tools that are available these days is a construction loan. It is a loan that will convert from the construction phase to permanent financing automatically.” – Creekside
How We Make the Financing Process Easier for You
We don’t just hand you a floor plan and leave you to figure out the rest. From the start, we’ll walk with you, helping you get connected with the right bank, submit your plans and budget, and stay organized throughout every step of the construction loan process.
We’ve spent years building strong relationships with trusted lenders who understand the way we build and are known for offering great terms and service. This gives you peace of mind knowing your loan process will be handled by professionals who care about your experience as much as we do.
Why Our Bank Partners Matter
We’ve worked with a lot of banks and we’ve learned who does it right. The lenders we recommend have proven track records for competitive rates, clear processes, and fast communication.
Some banks may advertise construction loans but aren’t equipped to handle the unique requirements of building a custom home and may result in delays with cumbersome paperwork and disconnect parties. We help you avoid those pitfalls by recommending lenders we trust and have worked with successfully for years. This ensures there are no hiccups in the construction process and you can fully focus on building your dream custom home.
You deserve a home that’s designed just for you and a financing process that’s simple, secure, and well-supported. At Creekside Homes, we’re proud to be more than just your builder. We’re your partner in making every part of the journey to homeownership smooth and enjoyable.
Here’s What You Can Expect Working With Us
1. Let’s Talk First
We’ll sit down together and talk through your budget and goals. Once we understand your financial picture, we’ll connect you with one of our preferred lenders that’s a great fit for you.
2. Secure Your Financing & Close on the Land
Once you’re pre-approved, the bank will use your down payment to buy the land and finance the construction in one closing. We’ll provide them with detailed specs, plans, and a budget, so they can get everything appraised and approved.
3. We Get to Work
Once construction begins, we’ll submit monthly requests (called “draws”) to the bank, based on how much progress we’ve made. A third-party inspector will visit your homesite, confirm the work, and the bank will release funds accordingly. This helps keep everything on track and ensures only completed work gets paid for.
4. Protecting Your Investment
We take vendor payments seriously. Every time we pay a subcontractor, we get a signed lien release, which protects you from future legal claims and ensures everyone involved in your home is fully paid. We make sure our trades get paid and held to strict timelines to ensure success and you receiving your keys when expected.
5. Move Into Your New Home
Once construction is complete and all draw requests have been fulfilled, your loan converts into a standard mortgage and you officially become the proud owner of your new Creekside home. The last thing now is to make the house into your home for you and your family.
